Products the Big Shops Can't Match

As a community bank, we can do things most wholesale lenders simply can’t — and we back it with boutique, high-touch service on every file.

Exclusive UTB MPF® Product (no LLPAs)

Through our UTB MPF® product, we price certain conventional loans without the loan-level price adjustments (LLPAs) that is passed to your borrower. That unlocks two standouts you’ll rarely see in the wholesale channel:

  • Conventional cash-out refinances up to 90% LTV — with no LLPAs
  • Second-home financing priced with no LLPAs

Portfolio products from our community bank

Because we lend on our own balance sheet, we can say yes where agency guidelines say no:

  • HELOCs (home equity lines of credit)
  • Fixed-rate second mortgages
  • “Just-miss” loans for strong borrowers who fall just outside Fannie Mae and Freddie Mac guidelines

The everyday agency products, too

Conforming, FHA, and VA — the core menu your borrowers rely on, delivered with the same white-glove service.

Borrower First Payment Information

Help your borrower start off right.

Once a loan closes, here’s everything your borrower needs to make their first mortgage payment on time. Please share these details with your borrower at closing.

First Payment FAQs for United Trust Bank Mortgage Customers

I just closed on a mortgage with United Trust Bank. When is my first payment due?

The due date for your first mortgage payment appears on two documents in your closing package. If you received copies of these documents, you can find this information on the Note (page 1, section 3) or on the First Payment Letter (also known as the Payment Letter to Borrower).

If you were not given copies of your mortgage documents at closing, you can e-mail us at loanops@utbhome.com with your UTB loan # and property address, and we will research it and respond as quickly as possible.

Will I receive a coupon book or billing statements from United Trust Bank?

UTB does not issue coupon books, but we do send billing statements. These are placed in the mail on the 18th of each month, ahead of your next payment due date. However, depending on when your loan closed, there may have been insufficient time to board your new loan on the servicing system before the billing statement for your first payment would be mailed. For this reason, we include temporary payment coupons in your closing package for you to use for the first couple of payments.

If you were not given copies of your mortgage documents at closing, you can e-mail us at loanops@utbhome.com with your UTB loan # and property address, and we will respond as quickly as possible with a duplicate copy.

How do I make mortgage payments to United Trust Bank?
You can mail a check to United Trust Bank, 12330 South Harlem Avenue, Palos Heights, IL 60463. Please reference your UTB loan number in the memo line so that we can process your payment accurately. Alternatively, you can call our Loan Ops department at 708-728-9900, Option 3, to make a payment over the phone. UTB does not have an online payment option at this time.
Will United Trust Bank sell my mortgage to another lender?

Most of the mortgages United Trust Bank originates are intended to be sold on the secondary market. If your UTB loan number starts with a 2 or a 3, you can expect to receive a notice in the mail shortly after closing that your mortgage has been sold to another lender. If your loan number starts with a 4, we intend to retain your mortgage and service it ourselves.

Even if your mortgage is sold to another lender, this does not change the terms of your loan. Depending on the timing of the transfer, you may still owe one final payment to UTB. We will mail you a Notice of Servicing Transfer to communicate any changes to your servicing lender as well as the effective date of that transfer. Read this letter carefully to see if you need to make one last payment to UTB. If you have any questions, please do not hesitate to contact our Loan Ops department for clarification:loanops@utbhome.com or 708-728-9900, Option 3.

I was confused about who was supposed to receive my mortgage payment, and I mistakenly paid the wrong lender. How can this be corrected?

If you mistakenly made a payment to UTB, but it should have been sent to the new lender, please rest assured that we will forward this payment to the new lender on your behalf. There is no need to cancel or stop payment on it, nor to send a duplicate payment to the new lender.

If you mistakenly made a payment to the new lender that was due to UTB, please reach out and let us know (e-mail us at loanops@utbhome.com or call us at 708-728-9900, Option 3). The new lender will not know that the payment belongs to us — they will most likely apply it as an early payment on your next installment. There are a couple of ways this can be corrected, and we will be happy to work with you to resolve it.

My mortgage included an escrow account. Where do I need to send the bill for my homeowner’s insurance renewal or tax bills when they become due?
You do not need to send your insurance renewal invoice or tax bills to us when they become due. Your insurance company has a record of the current lienholder and whether your mortgage is escrowed. They will communicate directly with the lienholder regarding the renewal premium. If your insurance company or taxing authority ever asks you for our mortgagee clause or mailing address, contact our Loan Ops department and we will provide the correct information. We also use a tax service that alerts us when tax bills become due on the properties for which we service the mortgages.
I received something in the mail from United Trust Bank shortly after closing soliciting me to refinance. Is this legitimate?
UTB’s policy is not to contact our mortgage customers about refinancing for at least six months after closing. The document you received in the mail is likely a solicitation from a competitor of UTB, who searched public records for recently recorded mortgages and is attempting to confuse you by referencing the name of your current lender in their marketing materials. If you read the fine print, there should be a disclaimer that states they are NOT affiliated with United Trust Bank.

About UTB

United Trust Bank is an FDIC-insured nationally chartered mutual savings bank founded in 1999 in Palos Heights, IL, with additional depository branches soon to come to Alpharetta, GA and Uniontown, OH. Our wholesale division brings the strength and stability of a bank to the broker channel, paired with the responsiveness of a boutique lender.

Because we’re a bank, we lend on our own balance sheet and access programs that give our partners a real pricing and product edge. But what our brokers and correspondents talk about most is the service: direct access to decision-makers, common-sense underwriting, and a team that picks up the phone.
